Oversupply in Adelaide's Office Rental Market

According to the BIS Shrapnel Adelaide Commercial Property 2014 to 2024 report, margins for office rental investors could be no more than 3 percent over a five year term. This abysmal figure is a definite sign of low demand and oversupply.

The slowed economic growth in the region and removal of large scale government projects have reeked havoc on the office space market in South Australia. Office buildings are still being built and supply is continuing to rise, meaning that vacancy rates are assured increase significantly over the next decade, well above their current 15 year high of 13.8 percent.

This is bad news for an economic sector that now won't see any sort of recovery in the near term. The negative growth in the industry is likely to spill over into the housing sector which in the 3 months leading up to November 2014 has risen by less than 1 percent.

It's not all bad news for Adelaide's economy though. With a bit of economic reform, the economic recovery we have been looking for could come in the way of foreign investment. By case of example, an American company, Ashley Furniture with an annual turnover of 4 billion, is expected to open it's first Australian store in Adelaide's suburb of Gepps Cross, just in time for the Christmas rush. It's investments like these that could very well pull Adelaide out of an economic depression.

How is commercial real estate affecting Adelaide's standard of living?

Adelaide, once known as the most liveable city in Australia has digressed in recent years. Canberra is now officially the most liveable city in Australia. The latest survey by Auspoll places Adelaide in second followed by Perth and Sydney. The least liveable city is said to be Darwin according the poles. So what does this have to do with commercial real estate.

Well it turns out that policy that governs what we do with our commercial properties affects residential property prices and consequently our cost of living. Adelaide has the opportunity to develop policies that create openings for developers to re-purpose office buildings and other commercial structures into residential developments. The increase in supply will ease price pressures on residential abodes and in turn advocate affordable housing.

Large government and industry infrastructure projects are another way for Adelaide to put themselves back on the most liveable map. Not only will this stimulate the economy, but new hospitals, faster and better Internet coverage, and better transport systems can go a long way to improve the city's liveability. A liberal government will most likely cut taxes in the city which is winning over the people, but labour has initiated projects such as the redeveloped of the Adelaide Oval and the new Royal Adelaide Hospital which is important considering the current state of South Australia's economy. The premier wants to push ahead with $117 000 000  renovation of the city's Flinders Medical Centre, and an $85 000 000 city high school at Royal Adelaide.

Are you a Landlord affected by the Residential Tenancies Act?

With changes from the Residential Tenancies Act to coming into force in February 2014, landlords will be required to have abandoned property valued to determine if that property will be removed for storage, sale or disposal. Landlords will be able to dispose of or destroy abandoned property if a fair estimate of the property's value is less than the cost of removal, storage, and sale of the goods.  Division 7 of the Amendment Bill dictates that unauthorised handling of abandoned property will result in a fine of up to $2500 dollars.

If the the property's value is above the estimated cost of removal and storage, the previous owners can reclaim the property from you, the landlord within 28 days of abandonment by paying you for the costs incurred whilst removing the goods from site. After 28 days, the Act allows you to sell or lawfully dispose of the furniture or other non-perishable items. 

Egans can value tenants' abandoned property and provide removal, storage and resale services should the value exceed the costs associated with these services. If the costs are deemed to be higher than the value of the property, Egans can lawfully dispose of the items on your behalf after the two day period required by law.

Building and Construction Forecast for 2012-2013, South Australia

The last year has been incredibly volatile for the construction industry domestically and abroad. The next 12 months are critical for the long-term future of South Australia's building and construction industry.  Demand seems to be weakening in the the residential and commercial sectors. The most dominant sector of growth in South Australia is still engineering construction.

What about residential? It seems that the residential construction industry is going down hill in a hurry. The number of unit starts last financial year was down over 30% from the previous financial year. It was the lowest number recorded in almost a decade! The industry is hoping that cuts in interest rates and stimulus for multi-residential developments in Adelaide by the Government will boost the sector but optimism is low. The best we can hope for over the next couple of years is a stable market as opposed to a downward spiral.

On the commercial side of things, delays and concerns about the Olympic Dam expansion project have hit an already faltering sector with a bludgeoning blow. Negative capital growth is expected for at least 12 months if not 2 years. On the plus side, office vacancy rates in Adelaide CBD are holding up nicely at 7.7%. It is likely though that this has a lot to do with a lack of new supply as opposed to strong demand.

So what can we gather from all this? Well if you are a business moving into a new office in Adelaide, it might be a good idea to sign as short of a lease as possible. With such a volatile market, you could find yourself paying a lot more to lease your office space and furniture assets 12 months from now than the going market rate.

Timber Workers Raid Government Building in Adelaide

The forestry union met with the South Australian Premier but the meeting failed to end the protest. Its all about the sale of harvest rights of timber to the American owned timber company the Campbell Group. Local timber businesses are finding it very difficult to compete with the international invasion of business. It's typically the local mining and forestry industries that find competition, well... difficult to swallow.

The protest made it's way into South Australia's State Administration building yesterday. The government is of the opinion that the tax payer is propping up Carter Holt Harvey with enormous money inputs and no output to show for it. The Government is prepared to assist the company to improve it's technology and thus products, but to just throw Australian's hard earned cash into Carter Holt Harvey's pocket again and again is very difficult to digest.  Carter Holt Harvey blames high log prices for their businesses inefficiencies and lack of competitive edge. The Government offered them a $27 million bailout last year.

Unfortunately, the problem is not that simple. Companies that can't remain competitive because of their bad management practices or unionised deficiencies can only improve with a cultural shift. Throwing money at the problem is no different to throwing your your income tax into the chip-mill each year.

Extensions for City Projects Hitting a Brick Wall

The Mega scale developments might just end of in the bin because the Adelaide city council is refusing to give time extensions. The state Government has altered their guidelines and is unfortunately using these new measures to brick wall previously approved projects, forcing major developers to submit new applications. The clerical costs alone are adding up to millions.

What kind of cost is this going to have on the economy? What kind of cost will this have on the jobs in an already shaky economic environment. Do we really want to stump business development with Bureaucratic tape at a time when growth is essential to the recovery of the  South Australian and greater Australian economy.

Surely the main aim of  the state government should be supporting and aiding development and the growth of large scale projects to booster the economy back into health as opposed to doing the exact opposite. The Adelaide Office Market - Is it all about the Olympic Dam?

According to Property Australia, no large investments are being made until some strong decisions are made on the expansion of the Olympic Dam. There is a lack of demand for commercial property in  Adelaide's CBD with the vacancy rate declining to 7.7 percent for July 2012.  Once you head outside of the CBD lines though, it's a slightly different story. Vacancies dropped a full 1.1%. What does this mean? Are businesses choosing the cheaper option given the economic times and slow demand?

Of course it's not just a pending decision on the mine expansion to blame for the trending market. Let's not kid ourselves, business conditions are not the best unless your living in Western Australia and wear a hard hat a couple weeks in the month! It's just about become a catch phrase and the blame for all, but investors are still shaky from the woes in Europe.

Let's not forget, Australia as a whole seems to have taken a step back from large future investments, especially in the mining industry. And of course Melbourne is walking on a piece of string hoping not to fall into the ravine with both the manufacturing industry and now the construction industry in deep strife. But it's not all bad, as Wayne Swan likes to tell us. Australia's economy is still arguably the healthiest and most secure in the western world and our interest rates have a lot of breathing room. We also need to put things in perspective and recognise that commercial vacancy in South Australia is still around 12 percent lower than it was 20 years ago! How's that for a positive statistic!

It is predicted that commercial office rent will rise in Adelaide in the coming years due to increasing demand and a lack of supply. The vacancy rate is low and new developments are not keeping up with the growing demand for office space. Commercial office rent rose 8% on average in 2011. 

The cost of premium office space is likely to rise the most due to increasing customer demand for higher quality rentals with green energy efficiencies and better services. This of course should increase the refurbishment market for owners looking to increase the value of their properties for lease. 

Office relocation activity has also been on the increase mostly in the smaller spaces with small business trying to bustle through an environment that has little to offer them in the larger arena.
